Middletown's Industrial & Commercial Land

Location.  Location.  Location.

When this development truism was crafted , its creator certainly had Middletown in mind.  Consider these facts:
  • Middletown is located right on Interstate 75 between two major metropolitan markets, Cincinnati and Dayton.
  • Middletown is the middle of the development boom in Butler and Warren Counties, one of Ohio's fastest growing regions.
  • Middletown has ready access to material, natural, educational and human resources.
  • Middletown is situated over one of the largest natural aquifers in the U.S.
  • Middletown is strategically positioned for distribution.

Companies representing numerous industries and commercial enterprises have recognized this strategic advantage - and are using it to maximize their competitiveness.  As a result, business growth in Middletown has created a strong, stable and diversified economy.

At the same time, the city continually seeks to expand new development sand has identified several; sites for commercial and industrial growth.  Three of these locations are clustered around the i-75 interchange, in the area of Towne Mall and adjacent retail centers.

Two industrial parks have been created west of the interstate.  Both are easily accessible via major routes and one provides direct rail access.  Sites ranging in size from two to 100 acres are available.

Middletown's bustling commercial area along Interstate 75 satisfies shopping needs of every type - and it's only eight minutes away from the center of town.  And downtown continues to be a strong employment center, and arts consortium, and award-winning hotel and conference center and a state-of-the-art library.  Also a nine-hole golf course, a tennis club, a park with eight baseball diamonds, a full-service YMCA and a 4.5 mile jogging trail around an array of amenities found in downtown Middletown.

Middletown has more than 20 city parks, a nationally ranked 36 hole public golf course, 3 private golf clubs, swimming pools and other recreation facilities, so there's always an opportunity for fun, fitness and games.

The arts are an important dimension of community life in Middletown.  "Arts in Middletown" is a consortium that provides facilities and services for a variety of visual and performing arts programs.  Some of the major cultural activities include the Sorg Opera Company, Middletown Symphony Orchestra and Youth Symphony.  People from around the region also are enriched by special events such as Middfest International and other festivals.

A wide range of excellent health services is available to the community, including Middletown Regional Hospital, named one of  America's top 100 hospitals.

Economic Strengths

Historically a pork packing and tobacco processing center, Middletown has seen its core strengths shift to the manufacture of steel and aluminum, paper, packaging, paper machinery industry and aerospace technology.

The community's key assets - a central location, abundant natural resources, a large pool of skilled, educated workers and convenient transportation - make up the firm foundation on which Middletown's industry has been built.  Adding to that strength are supporting capabilities available in nearby metropolitan areas: materials and processing, tooling and machining, and warehousing and distribution in Dayton; and manufacturing technology, advanced materials, and computer software in Cincinnati.  Research and development capabilities are available through area universities and private concerns.

Middletown enjoys the benefits of the lively commerce in the area that has developed around I-75 interchange.  With land designated for business uses, this area is poised for new growth.

The process of establishing new company or expanding an existing one is streamlined by the Middletown Economic Development Corporation.  This public-private corporation works in tandem with City's Department of Development to find the best location and explore all opportunities for development incentive.  The Mid-Miami Valley Chamber of Commerce and the Economic Development Association of Butler County contribute to the supportive business climate that makes businesses feel welcome in Middleto

Fiber Optic Backbone Broadens Butler County Bandwidth
Providing bandwidth to the community is a cornerstone of our new economic development strategy. To accomplish this, we are building a fiber optic backbone network of 96 strands of fiber extending nearly 100 miles throughout the county. The combined cost of this network is $8-10 million. Butler County is contributing $2.75 million to the project, with the remainder coming from a private business partner.
